RESIDENTIAL MANAGEMENT
 
Need to find a tenant? We charge the first month’s rent when establishing new tenancy.   If your property is vacant, we don’t charge management fees until it is occupied. All the advertising and marketing is paid for out of our management fees so you’ll know that your property will be filled quickly and there won’t be any unexpected expenses.
 
We also:
 
Arrange and conduct showing appointments with prospective tenants.
Keep the property owner informed of showings and rental activity.
Administer lease applications and processes applications for tenancy, including collecting the deposit and first month’s rent.
Insure the dwelling is ready for tenant occupancy and required inspections for utility connection are completed.
 
MANAGEMENT FEE
 
If you want Good Living Realty to manage the property, we charge 10% of one month’s rent or a minimum of $100.00 per month.  
Management Services:
Timely rent collection.
A property manager on call 24 hours a day.
Attending to payment of various property expenses.
Lease enforcement with tenants
Filing evictions if necessary.
Attending court evictions if necessary.
Preparing monthly statements for property owners.
Preparing annual year end income and expense statements.
Liaison with home owner or condo associations if applicable.
Organizing utilities to be turned on and off, including municipality inspections.
Regular follow up with maintenance contractors.
Periodic visual inspections of the property to ensure lease compliance.
Conducting move-in/move-out inspections.
Preparation of proper lease renewal documentation.
Review of market rents to adjust rents on lease renewals.
 
HOA Management Services
 
We believe a well-run community benefits all the homeowners and helps the HOA Board spend more time on “the big picture” and less time on the day to day details.  Good Living Realty insurs an organized and accountable system for maintenance, repairs, reporting, compliance, and record keeping, including financial management and budget planning.  Our services are tailored to meet the needs of each Association and fees are negotiated after the scope of service is determined.
